The Settings Community in Yemassee, South Carolina
The Settings of Mackay Point is an environmentally sensitive planned community. It's about 25 minutes outside Beaufort South Carolina, in Yemassee which is at exit 33 of Route 95.
My previous post talked about the "Low Country of South Carolina", which described this area. Today our guest blogger, Ben Stott will tell us about the community itself.
The Settings of Mackay reflects the relaxed lifestyle that makes this region of the Carolinas so enchanting. Our community is nestled on the shores of the Pocotaligo River, which leads you to the Intracoastal Waterway and the Atlantic Ocean.
Our Philosophy is to find the most attractive land for our communities close to the conveniences of modern life, but far enough to keep out of the high growth patterns and congestion. This is the very philosophy that attracts our owners.
Debbie and Tim Phipps, who live in Cincinnati with their three sons – came across The Settings after vacationing in Savannah and Hilton Head. They were in the area to look at "lowcountry” home designs, which are characterized by wrap around porches, large windows and pitched roofs. It’s a style they will use when building on their new homesite. “We just fell in love with the whole area,” Mrs. Phipps said. “It’s not built up and not in the middle of a big hub of activity. It’s accessible to Savannah and Hilton Head” – which is a 40-minute boat ride away. “The landscape, to us, just said South — with the live oaks and Spanish moss, marshes and rivers,” said Mr. Phipps, who is an operations manager for a packaging firm. “It puts us in a great frame of mind”.
OVERVIEW
The community is approximately 327 acres and will have approximately 411 homes, when fully developed. To date, 108 homesites have been purchased. The Settings is known for its environmental stewardship and has a reputation for being an eco-friendly developer. Over 40% of the community will be preserved as green space that will include passive parks, walking trails, nature study area and fresh water lakes. All of this is in addition to its location on the banks of the pristine and historic Pocotaligo River!
Homesite categories include Nature View, Lakeside, Marshfront and Riverfront with Dock. Prices start in the low $100s. A few things the 100+ families who have purchased here like about our community is that we are not a golf course community, you can easily access the ocean, and you don’t have to fight traffic everyday. However, you're just outside Beaufort, South Carolina and Charleston, Hilton Head and Savannah are all easily accessible.
PROPOSED AMENITIES
The proposed amenities at The Settings will include a river clubhouse, an oyster pavilion, passive parks and walking trails. The clubhouse is designed for Lowcountry relaxation. Friends and families can gather here to enjoy fellowship and create memories. The design lends itself to entertaining with a swimming pool, outdoor summer kitchen, hot tub and wet bar. You can enjoy all of this while overlooking the expansive views of the Pocotaligo River.
Just a short walk away, you will find our outdoor oyster pavilion. It will have a large open-air fireplace, outdoor grills, and picnic area. From it, you'll be able to utilize the community docks. The Pocotaligo River is ideal for canoeing and kayaking. For those who want to go crabbing or fishing, the community dock will be perfect for them. This area is designed for fun and relaxation — designed in a tasteful way, but not stuffy and ostentatious. Our plans include a second clubhouse as well.
The "infrastructure" of roads, lights, drainage, and county sewer and water has been partially constructed and is supposed to be complete in 2010, along with the amenities mentioned above.
ARCHITECTURAL STYLE
This Lowcountry design tradition at The Settings of Mackay Point draws upon the architectural and landscape traditions that shaped the Lowcountry region. This tradition is the result of an architectural style that grew from a variety of cultural influences from Europe and the West Indies.
Our Architectural Guidelines allow home styles that are indicative of this coastal region of South Carolina. Wrap around verandas, porches, and raised foundations responded to the need to take advantage of the prevailing breezes and sun. All homesites are designed to take advantage of optimum views. We have a Builder Program in place. All homes plans must be reviewed and approved by the Design Review Board.
